How it works
Every number here comes from sold prices, not asking prices: 3,968,871 NSW home sales since 2001, grouped into 4,542 suburbs.
The numbers
- A suburb's median is the middle sold price over the 12 months to the end of each quarter. Rolling a full year smooths out seasons.
- We only show a median when there are at least 10 sales in that year, because below that one sale can swing it. On the map, suburbs with 5 to 9 sales get a striped, indicative colour, and fewer than 5 are hatched grey.
- Units are sales with a strata lot or unit number. Everything else that is a residence counts as a house. Vacant land is left out.
- Sales of several properties in one deal, part shares and prices under $30,000 are left out.
- Growth over 5 and 10 years is shown as a yearly average, compounded.
- Sales take a few weeks to settle and be recorded, so the latest full quarter is Jun 2026. Recent sales lists go up to 22 Oct 2026.
